Design Review & Constructibility
Technical review of design documents at each issue milestone, with a focus on constructibility, coordination gaps, and controls integration. Issues found in drawings cost a fraction of what they cost in the field, and we have the controls background to find the ones a general reviewer misses.

03 / Construction Oversight
Construction Oversight
Regular site presence, weekly OAC meeting facilitation, and a punch list maintained from day one rather than assembled at substantial completion. We observe, document, and escalate, keeping the owner informed without filtering the picture through the contractor’s lens.

04 / Turnover & Closeout
Turnover & Closeout
Commissioning support, training coordination, and a closeout package the operations team can actually use. We do not declare a project done until the O&M manuals are complete, the as-builts reflect what was built, and the facility team has been trained on what they are operating.

Four phases. One team accountable from start to finish.
The same senior engineers who review the drawings show up on site and sign off at closeout. No handoff between pre-construction and construction teams, no loss of institutional knowledge at the worst possible moment.
PHASE 01
Plan.
We review the contract, establish the owner’s cost log and schedule baseline, set up document control, and brief ownership on the project structure and risk profile before any contractor mobilizes.
Project execution plan
PHASE 02
Procure.
Design review at each milestone, constructibility comment log, bid package review, and pre-bid meeting support. The objective is to put a clean, complete package in front of contractors so bids reflect scope, not assumptions.
Design comment log & bid review
PHASE 03
Build.
Site presence, OAC facilitation, RFI and submittal management, change order review, pay application certification, and an ongoing punch list. We keep the contractor accountable and the owner informed, every week.
Weekly status report
PHASE 04
Close.
Commissioning observation, O&M manual acceptance, as-built review, operator training coordination, and a final closeout report. The project is not complete until the operations team can run what was built.

Tier 01 · Advisory
Advisory Review
Periodic design review, key milestone check-ins, and on-call technical support for an owner who has internal project management capacity but wants a senior controls engineer looking over the drawings and flagging issues before they reach the field.
Tier 02 · Full Representation
Embedded Owner’s Rep
A dedicated ACRI engineer as the primary owner’s representative for the project, managing schedule, cost, and contractor relationships from procurement through closeout. The owner has one phone number and one point of accountability.
